Private well water sample collection, laboratory analysis, and organized documentation for home purchases and refinances. Based in Raleigh, Well Water NC coordinates testing for VA, FHA, USDA, and Conventional mortgage transactions in our North Carolina service area.

Send your property address, closing date, loan type, and lender's written testing requirements. Availability, scope, pricing, and timing are confirmed before scheduling.

Water Testing for Your Real Estate Transaction

When a property uses a private well, a lender may request water testing before closing. Requirements can vary by loan program, lender, local requirements, and property circumstances. We review the requested testing scope before arranging sample collection.

Buyers & Sellers

Coordinate property access, sampling, and reporting early enough to allow for laboratory processing and any follow-up.

Real Estate Professionals

Share the property details and transaction deadline so we can confirm service availability and next steps.

Lenders & Mortgage Teams

Provide written conditions so the requested analysis and sampling documentation can be confirmed before service.

Testing Scope & Documentation

Confirm the Requested Panel

Requested parameters may include Total Coliform, E. coli, nitrate, nitrite, and lead. The final panel is confirmed against the requirements supplied for your transaction.

No single panel tests for every possible contaminant. Do not assume every loan requires the same tests.

Organized Reporting

Documentation for the agreed service includes sample collection records, chain-of-custody documentation, and the laboratory report. Confirm any additional lender forms before service.

The laboratory performs the analysis. The lender determines final acceptance.

How to Schedule Your Test

1. Send the Details

Submit the property address, loan type, closing date, and lender's written testing conditions through our request form.

2. Confirm Access & Scope

We confirm fees, availability, testing scope, and property access. The water system must be operational for sample collection.

3. Sampling & Results

We collect and document the sample for laboratory submission, then provide the agreed reporting after processing.

Common Real Estate Testing Questions

Does every home loan require the same water panel?

No. Testing conditions can vary. Send your lender's written requirements before scheduling so the panel and documentation can be confirmed.

Can a homeowner collect the lender sample?

Do not collect the sample yourself unless the lender explicitly accepts that collection arrangement. We provide independent third-party collection and documented chain of custody for lender testing.

How soon can results be available?

Timing depends on the requested analysis, sample acceptance, laboratory cutoffs, and processing. Ask about next-day availability before scheduling. Weekends, holidays, and additional analysis may affect turnaround.

Is Pay-at-Closing available?

Advance-approved arrangements are available for qualifying transactions. Required agreements must be completed and accepted before service. The signed agreement governs payment responsibility, including if the transaction changes or does not close.

What if the water result is unsatisfactory?

Investigation and corrective action may be needed before another sample is collected. Follow-up testing is a separate service. A passing result cannot be guaranteed.

Does water testing certify the entire well system?

No. The laboratory report applies to the sample and parameters analyzed. Well construction, yield, equipment condition, and future performance are separate considerations.

Do you serve my property's location?

We are based in Raleigh and coordinate mobile service in surrounding North Carolina communities. Send the property address to confirm availability and any travel charge.
